How should you make your property listing stand out to attract potential buyers? What can you do to separate your listing from the others? A few suggestions follow…

Just as is the case with dating, the first impression is critical. No one ever truly gets a second chance to make a first impression. It is therefore very important to present the wording of the listing as well as accompanying photos as a top-quality package with a pleasing and flattering appearance.

1. Do you need help?

If you are uncomfortable with writing or photography, perhaps it is best to obtain the services of professionals. At the very least, enlisting the services of an agent should give you access to sound advice and appropriate language to use. Agents can help point out features to emphasize and what your location can specifically offer in relation to other property options. As the old saying goes, a picture is worth a thousand words, and as such, the photos you use to market the home are very important. Be selective and think about alternate options to daylight photos shot in the full sun, especially for the exterior shots. Oft forgotten early-evening lighting can be very appealing.

2. Understand that there’s no such thing as too many photos

Unlike the proverbial family photos overload of old, buyers looking online for a home will want to see as many photos as possible to help in the addition or deletion of your property on their interest list. As such, again, be very selective with what you place online or on a flyer to best represent the offerings of your home and its surrounding amenities. Having a multitude of discriminating and accurate depiction photos will enhance the listing and attract serious buyers. Conversely, too many unprofessional appearing photos will lead to buyer disinterest, and for you, yield far less probability of receiving an aggressive offer.

3. Amount and placement of furnishings

While neat and clean empty rooms may seem alluring to show the amount of available square footage, rooms tastefully decorated will appear warm and inviting. Obviously, it is never advisable to have any clutter. Buyers will be instantly turned off and feel as though the presence of untidiness may be indicative of the general upkeep of the house. With relatively few exceptions, it also makes sense to remove personal photos if not hanging on the walls – which when removed would be noticeable and unsightly – and anything personal in nature.

4. At the very least know the optimal standard

The more listings, the more competition for the most qualified buyers. The desirable buyers that you want are those that are far easier to work with after the offer has been accepted because there will be fewer issues with financing. So, how do you attract these targeted and highly coveted buyers? Easy, by creating a captivating title in conjunction with using appropriate key words, key phrases and attractive photos in the property listing. Make sure to create concisely constructed content with important details and helpful information that yield a detailed and tempting overview of the home. Buyers looking for a house in your neighborhood need to be compelled to pick yours out of any other comparable offerings, ultimately leading to a sought-after request for a personal showing.
