When a seller decides to place a home on the market, the first impression is critical. A lack of curb appeal resulting from an unkempt yard or deteriorating paint will no doubt scare some buyers away. Conversely, a nicely mowed yard or an attractive home exterior will be inviting to potential buyers.
Avoid the consequences of an unsightly exterior by making sure to be aware the following common mistakes that most always sabotage initial curb appeal.
1. Forgetting the importance of the front yard.
While the majority of time and effort is spent inside the home prior to a listing, do not forget to spend ample time outside the property as well. Make sure to mow the yard, trim trees and shrubs, and check on the existing condition of any fencing and exterior features. A little TLC goes a long way.
2. Non water-tolerant landscaping
In deference to the current severe drought conditions in California, a yard devoid of thirsty grass is a definite plus. Instead of the traditional landscape anchored by an expansive lawn area, use drought-tolerant plants and creative landscaping to accent the home while minimizing the expense of watering and simultaneously the time required for ongoing maintenance.
3. Weather-warn paint
Further curb appeal comes from the appearance of a well-painted exterior. If there are any obvious signs of excessive wear, find that old can of paint and at the minimum do touch up to blend problem areas, especially the trim. If necessary, hire a paint contractor to put a fresh coat on the outside to give the home a sale-ready zest.
4. Shocking colors
Regardless of the extent of necessary paint touch up or a complete new coat, remember to present an appealing picture for prospective buyers. That means displaying neutral colors unlikely to cause any objections. The most vibrant color in the neighborhood may seem like a good idea until it causes buyers to drive right on by. The best suggestion is to have a very clean and inviting version of the majority of nearby properties.
5. Dated fixtures
Carriage lights might be attractive to some, but if they are old and outdated they may give the appearance of neglect or needed repairs. Either way, buyers will feel as though the outside lighting is indicative of the general condition of the interior and ultimately elect to skip your property in pursuit of another more tastefully decorated exterior. The overall cost of replacing existing lighting is especially reasonable when you consider the expense of electrical wiring is already installed.
